Copy that implies somebody should have called sooner lands badly on a reader who has been working at this for weeks. Acknowledging that they have already put effort in gets a better response than anything about the firm's credentials.
Why they waited. It seemed manageable.
Unlike most pests in this cluster, this one looks like something a person could reasonably deal with. That is why they tried. It is also why the eventual call is frustrated rather than frightened.
What the page owes them. An explanation, not a lecture.
Per block two, there is a specific reason their efforts did not work. It is not that they did it badly. Saying so is both accurate and the most useful thing on the page.
The Animal And The Property Are Two Jobs
Treating the property while the animal is untreated does not resolve it. Neither does the reverse. Both have to happen. A great many people only ever do one of them.
Why that explains the failure. It usually is the whole answer.
Somebody who has treated the house repeatedly and watched the problem return has not been unlucky and has not done it wrong. They have done half of a two part job. Nobody told them there were two parts.
What saying it does for the firm. It establishes competence immediately.
A reader who has been struggling for weeks and gets a clear explanation in two sentences now believes this firm knows something they did not. That is worth more than any accreditation logo on this particular page.
What it must not become. A criticism.
Say it as information rather than as a correction. The reader was doing something sensible with incomplete information, which is a different thing from doing something foolish.
Send Them To The Vet Too
A pest controller treats a property. A vet treats an animal. Those are different professions and the page should say so plainly.
What the page may say. Which professional does which half.
That the property side is the firm's work, that the animal needs to be dealt with by a vet and that both together are what resolves it. That is a statement about who does what.
What the page must never do. Advise on the animal.
No product, no active ingredient, no routine, no view on what a vet ought to prescribe and no comment on anything bought over the counter for an animal. That is veterinary territory and a pest control website has no standing in it.
Why the referral is good business. It is the credibility move.
A firm that sends somebody to another professional, while being upfront that it does not do that part, reads as a firm that knows its own boundaries. That is exactly the impression this particular customer is looking for after a fortnight of things not working.
Never Give Treatment Advice
No product for a property, no product for an animal, no method of any kind. On this page that rule costs something measurable, which is worth being straight about.
The demand for it is real. And we decline it.

Why the choice is the right one. Two reasons.

What may be said instead. That repeated domestic attempts make it harder.

It Can Happen Without A Pet
A household with no animal at all can have this problem. The people it happens to are frequently baffled and slightly embarrassed by it.
Where it comes from. Previous occupants. Sometimes wildlife.

A property standing empty between tenancies is one of the commonest sources of this work. The buyer is not the person who will live there.
